Villa has been designed to make the most of its hillside location, affording ocean views from all aspects, both inside and outside the villa. The property sits above Kalkan town with uninterrupted views over Kalkan Bay out towards Mouse and Snake Islands. With its contemporary interior, Villa provides a relaxing environment for all the family. The main living area leads out onto a spacious terrace with infinity pool and there is also a well-equipped games room on the lower level.
The spacious accommodation is laid out as follows:
Ground floor: An open plan living area with plenty of comfortable seating, large wall-mounted flat screen TV, fireplace and dining table to seat 8. Open plan kitchen with island unit / breakfast bar and an array of built-in appliances including oven, hob, microwave, dishwasher and large fridge-freezer. A water cooler is also provided.
A guest cloakroom and a utility room are also located on this floor (with washing machine, iron and ironing board).
First floor: The villa has three double bedrooms with floor to ceiling windows that provide spectacular views across the bay and distant islands.
Second floor: There are two bedrooms on the villa’s top floor (each with twin beds) and both lead out onto a large balcony, which again enjoys breath-taking views over Kalkan Bay.
All bedrooms have en-suite bath/shower rooms and are fitted with reverse cycle air conditioning.
Lower ground floor: A well-equipped games room is located on this level, complete with table tennis, table football, TV, PS4, DVD player and exercise equipment.
Outside the villa: Lovely infinity-edged swimming pool with plenty of terrace space, comfortable seating area and a shaded al-fresco dining area plus BBQ.
Points to note:
Cleaning and linen changes are carried out on a weekly basis, so if staying for 2 weeks, a mid-stay clean and linen change is included. If staying for 1 week, there is no mid-stay clean and linen change
Pool towels are provided for guests’ use
Additional TV’s are provided in one of the bedrooms and in the games room
Hairdryers are provided in each bedroom

Notes:
▪ A 50% NON REFUNDABLE deposit is required to reserve the villa. A refundable security deposit of £500 is required (which will be returned subject to no breakages, damage or loss, within two weeks of the final day of the holiday) with the final payment which is due 8 weeks prior to arrival.
▪ Our preferred start day is Monday or Saturday (particularly in peak season) but we can be flexible.
▪ We are very flexible to fit in with flight arrivals and departure times and will assist in whatever way we can to accommodate you if you have an early or late flight. Our property manager will greet you on arrival at our villa and will ensure you are settled in.
▪ All bookings must have at least one adult of 21 years plus.
▪ We can arrange transfers to and from the airport and car hire if required. We can advise on flights and provide lots of pre departure information on things to do, restaurants, beach clubs.
▪ Flights and Airport transfers are not included in the price of the villa. Check-in time is from 4pm Checkout time 10am.
